The property is designed with the same or larger lot sizes as the adjacent Steele Canyon development. Homeowners will have the opportunity to choose from residential building plans with a variety of building colors and materials – all fitting with natural aesthetics and surroundings.

The project has been designed to minimize the traffic by the project and be responsive to the surrounding neighborhoods. As part of the environmental review process, the project is required to produce a comprehensive traffic analysis, which will be reviewed to ensure that the project impacts provide the legally required mitigations by the County of San Diego Planning Department.

Additionally, Ivanhoe Ranch continues to have ongoing discussions with the Steele Canyon community to find ways to address traffic impacts. It is our desire to engage the HOA in discussions that will lead to meaningful mitigations for the use and maintenance of the HOA road access to Jamul Drive.

The project is located adjacent to an existing residential development (Steele Canyon Estates) on its southern boundary and is essentially bounded by golf course fairways on all other sides. The project conforms to the County Safety Element design standards and the residential structures will be constructed using the most advanced fire safe design standards to reduce the potential fire risks to each home.

The project will propose, in conjunction with the San Miguel Fire Protection District, to enhance the number and location of fire hydrants on the peripheral streets to assist the fire agencies in responding to wildfires.

Development of 119 single family homes at Ivanhoe Ranch, as proposed, will result in a much lower fire danger to the wider community than leaving the site undeveloped and prone to wildfire.

The installation of the proposed Ivanhoe Ranch Road Pathway would provide accessibility to the vast network of trails included within the Valle de Oro Community Trails and Pathways Program and would allow for a variety of recreational opportunities both within and off of the project site. The proposed Ivanhoe Ranch Road Pathway would be a public trail maintained either by the County or the Homeowners Association.

Trails would be accessible through private and public trailheads. Additionally, adequate walkways would be provided to encourage pedestrian movement and connect the proposed community to the Steele Canyon residential development and other recreational opportunities such as the Steele Canyon Golf Club and the Cottonwood Golf Club.
